But I also lost out on a deal that went back to bene because I just didn't have enough cash that particular day. After the sale I went back and RE-researched this "fish that got away" (title,comps,etc) and sure enough it still penciled. There was good money in that deal....and noone bought it. You might think Greg's got a dorky personality...but he's no "real estate" dork. I've had little to no personal interaction with him, but I can tell you this.... He's "able" to bid up these deals and still make a vast fortune by managing his money well. Leverage is what he's all about and he's one of the best. Don't be a "hater" just cause you can't figure out how he's doing it. The guy doesn't return to the sale day after day if he's losing money. JK's right...buy cheap enough!
