Let it be somebody else's problem, because it's not going to be mind. The fact that MS isn't an online auction should cut down the competition considerably, but I would expect increased competition. The new bidders won't have the slightest clue about real estate. Best strategy may be to wait and hope that bidders use their funds early. In FL the large buyers from previous years were relatively sophisticated, but the large buyers this year were a whole different group. The amateur crowd took over the auctions. Don't know the MS law on foreclosing on a tax lien certificate, but I would keep plenty of powder dry for the potential 103 parcels that you may need to foreclose upon, as you will probably be getting a substantial amount of those back. How many outstanding certificates do you typically have at the same period? After the two year redemption period how soon does the certificate lien holder's right expire? I suspect your best years investing in lien certificates is probably behind you for the foreseeable future. Be careful.
