I bid on one of the FL county online auctions and it was absolutely terrible. The number of tax liens were roughly double the previous year, and interest rates were about 1/3 of what they were the previous year, many bids at 0% and .25%. As I recall the average & weighted average bid was right at 5%. You could tell by the bids and the properties bidded on that the bidders knew little about real estate. The FL market is a mess. Newer condo projects are almost completely empty. It will be at least 6-8 years until the market returns to semi-normal.

If you had very limited funds you might be able to get decent returns in the smaller counties, but that's labor intensive and more risky. That segment is limited to the locals.

Is MS still a ballroom auction? If it's anything like FL, you won't be buying much. Let us know how it goes.
