I purchased it today, should I go tomorrow and let them know I am the new owner? Appreciate any advice. From the way your question is phrased, I think you need professional help, not advice. First of all, if you purchased the property today, you won't own it until you get the Trustee's Deed in the mail. That will be from one to two weeks. Second, an eviction must be done EXACTLY according to the law, or you get to do it over. I'd suggest you call a local, experienced eviction attorney and ask him for a copy of a 3-day notice which is appropriate for the circumstances. Usually there is no charge for this. The best way to find such a person is to call a property management company in your area and ask who they use. Third, after you receive and record the Trustee's Deed, visit the former owner. No matter what else you do during your visit, and no matter whether the former owner is home or not, serve the 3-day notice. The eviction attorney can tell you how to do that. If the former owner is home, try to discuss his moving plans. Notice I didn't say ask him whether he plans to move. You are in charge. He will move. If you want to give him a few days beyond the expiration of the 3-day notice, that's your choice, not his. Remember, you are in charge, not him. Don'let his problems become your problems. Dond
