No, I don't have a citation. It isn't worth the bother because the tenant incurs no penalty for ignoring the notice. Your friend should wait until he has recorded a Trustee's Deed. Since he has only the resident's word that the resident is a tenant, I would then serve both a 3-day notice (required if the resident is the former owner or a relative of the former owner) AND After the new owner has gone through the required legal maneuvers to get possession, then he can unwrap his mystery box and find out what he bought.
