Re: M.E.R.SIn Reply to: M.E.R.S posted by Dan_L on July 22, 2010 at 2:38 AM Since MERS is a contractual arrangement between bene and servicer, I've seen plenty of MERS loans whereby they are named in the origination documents. i.e., the recorded 1st TD, at least here in CA. I'm not aware of servicers who've used MERS after origination, however, nor for junior position loans. Therefore, I would set my search criteria for trust deeds habving MERS as the bene. It ought to be pretty simple. You might have to experiment with using flexible *wildcard* criteria to denote any bene vesting containing the word "M.E.R.S. or Mortgage Electrontronic Registry Service" to capture the data that you are looking for. If your question is more directed at connecting the dots to ID which lender employ MERS as a vendor, you probably need to dig into their servicing relationships and start reverse engineering some of their loans. Also, because of the contractual relationship and fickle originators and servicers, what may have been policy for one period of time may have changed. Most of the paper that I recall seeing MERS used is related to securitized sub-prime paper held by trustee such as "Deuchebank or UBA (Swiss) as trustee of the [insert your favorite Icelandic Village here] Account No. 123456789" Makes me a little queasy just thinking about the prices we used to get for some of our little deals.
