How did you buy the property? At auction? Wouldn't they then be
considered tenants-at-will? So, I'm not sure the 3-day notice
would be enough. And if you're in California, would that bring
the 90 days notice into play?

I'm not an attorney, so take my post with a grain of salt.

I just had the situation where I bought a house right before the trustee
sale, directly from the owner. He had a 'friend' living with him,
who was going to move out without a problem. Suuurreee....that's
what they all say. Anyway, the guy kept promising and promising.
We had closed on the property, but held back some funds, pending
the move out.

So, this 'friend' who had rented a room for a couple of months strung
us along for a while until we got an attorney involved. Unfortunately,
we couldn't even treat him a a 'boarder' (which has different laws
if he only rents a room), but had to go with the full 30 day notice
according to the lawyer.
