Re: How to obtain judgment info on a propertyIn Reply to: How to obtain judgment info on a property posted by john darvey on July 05, 2010 at 6:28 PM Of course, what both our fearless leader (Ward) and my friend Kristine failed to mention is that judgment liens (Abstract of Judgment) is really in the name of the owner of record, be it an individual, natural person or and entity. Consequently, you might conceivably receive a prelim without any exception to title when, in fact, there could be almost any number of them if title did not search the grantor/grantee index in addition to their internal title plant when the report was ordered. Hint: they nornmally do NOT do this unless you instruct them to up front and also provide them a statement of information to start their search. This is why title companies don't catch some liens until about 24 hours before recording during final date-down, which causes perhaps several week's of avoidable delays. Ever wonder why some exceptions only "pop up" at the last second, according to your escrow office or T,O,? Can you think of a better reason to arrange to do your own title research?
