Peter,

The non-disclosure of the transfer tax [Revenue & Taxation Code §11932} on a transfer deed, such as a Trustee's Deed, allows one to declare the tax on a non-recorded attachment to the deed.

So yes, the layman isn't aware of this privacy shield, but a lot of foreclosure hounds are.
