Robert,

Betting on what a title rep tells you is like betting on the weather man.

There aren't any unique or special privileges that some lenders have as far as California's, non-judicial foreclosure process is concerned. Every foreclosing trustee dances to the same tune...Civil Code §2924.

Yes, there is a different routine lenders must follow if they're processing a judicial foreclosure in California. That process is driven by CA Code of Civil Procedure §725a—730.5

: For California, a title rep just told me that the foreclosure period can be 30 days and then 5 days to vacate the property, on FHA mortgaged properties...(?)

: Are there any circumstances in California where the time frame for foreclosure can differ from the 3 months and 21 days I am used to, regardless of type of mortgage on the property?

: Thanks in advance for any input.
