Getting retail via the trustee's sale routine...

No, the trustee sale procedure is not open to the general public to use as a retail sales channel. It was created for the purpose of collecting the balance due on a secured promissory note via the forfeiture sale of the secured real property.

I'm sure some creative soul could game the procedure via the use of a "friendly" trust deed, but I really wonder if the payoff would be large enough to make it all worthwhile.

: In my Zip Code where I live, the four 3rd Party Sales that went down over the last several months that are now on the market will all sell at a loss to these auction investors (absent a miracle buyer).

: The disparity between the retail/mls market and the auction market is flipped in many parts of LA and OC. In fact, I'm considering buying properties on the MLS and selling them at the TD auctions for a profit. Can I sell through the TD Auction by choice as a Free and Clear owner, or do I have to create a Friendly TD, etc?
