Perhaps we would see who the real investors are...BTW, mistakes are now being made week in and week out with some of the purchases being made, even from the deep pocket Orange County folks. I believe some people have gotten drunk on their successes of the preceeding 9 months and will soon learn that they better exercise a bit more caution - or perhaps not. Good luck to all in the trenches : What do you mean? What are the big investors relying on from Foreclosure Radar that they can't get from County Recorder Research? Foreclosure Radar pulls often inaccurate data on lien positions from other data resources. What you get from the County is accuracy when you go to the Recorders Office to do the search yourself, or get a professional abstractor / researcher to do the work there for you. You don't miss liens in priority position, mortgages and other matters that Foreclosure Radar does not report on. Furthermore, a good abstractor will cross-check and verify on the same day the property tax payment status for any newly posted defaults, supplemental, redemption, escape and late taxes that come due. EVEN MORESO, a good abstractor will log on to PACER and verify bankruptcy status of the homeowners in foreclosure. FINALLY, Foreclosure Radar misses many foreclosures in their postings and is not timely. Their data is posted daily for sure, but it's over a week old. A good abstractor at the county will send you same-day or next-day data on a NTS recording so that you have 14 days before auction to analyze the property. With Foreclosure Radar you have a few days to compete with the "big shark" corporate bidders. Good luck if you're not "in" with them.
