quitclaim deeds after death

I'm doing a deal where a man became friends with one of this tenants and quit claimed 2 houses to his tenant 12 years ago because he didn't think much of his daughter. These 2 quit claims were never recorded. Then a year after he signed those 2 quit claims he deeded the property to his living trust. The trust was recorded soon after he signed it and names his daughter as successor trustee. The man passed away a month ago and those 2 quitclaims were recorded after his death. The daughter has found out about the 2 quitclaims and have accepted the fact that those houses aren't hers. She is not surprised by the actions of her father. How do I get clean title? Thanks Rick or anyone on here.
