If you can't determine the validity of the holdover tenants' claim, don't expect anyone else to give you any better sense of your likihood of prevailing, especially from on online forum. You best bet is to hire a qualified eviction attorney who's experienced with local court rules. This will put the claimants on notice that you mean business, and will serve to keep you from taking too aggressive a stance and stubbing your toe on a flakey tenant technicality.
