Kicking out the old owners

Posted by jack on June 09, 2010 at 12:36 AM

I brought a property at Trustee sales 2 weeks ago and I have just
received my deed today and I have already recorded this morning.

My question is how to kick the old owner out. I went to the
property, its a condo, the neighbor told me they don't live there
anymore, they live at a apartment somewhere else. And I believe
this is true, because the property has no power, no water, and
the kitchen has no frig, they even took out the oven and the dish
washer.

I was finally able to meet with the homeowner last week, and they
were lying to their teeth, they told me they still live there
along with 3 other families and they wanted $8000 to move out,
which is not going to happen.

My question is now I have recorded the deed, can I just go ahead
change the locks because it is vacant, because the evidence to
prove this is, is the fact no one can live in a house with no
power, no water, no kitchen.

Or do I still have to go through the court process. And if not,
if I can just change the locks, how would I document the process
so that the old owner won't lie later about it.
