We would consider partnering up with another investor that has a
Rehab Crew. We were ripped off once in a similar relationship, but
would still consider it with someone else. The other folks stated
that they had a contractor and team. Well they had a team, but no
licensed contractor and they were charging us premium pricing as
follows: Always a "supervisor" on site at $24 an hour and $12 an
hour to probably illegals. Purchases at home depot were questionable,
since the partner also had rehab homes, we figured he was using our
dime for his repairs. We had the liability on the site and with no
licensed contractor with coverage, it really put us at risk. We
made plenty of money, but didn't not like working with liars.
