I feel for tenants getting short notice on a move out and understand the cash for
keys in those situations, if indeed the Tenant was paying Rent.
There is a lot of weird stuff going on out there these days.
Property Management (as well as individuals off the street) companies collecting rents on abandoned
homes which are in foreclosure. There was a realtor in NorCAL that
that was doing it on 16 homes in foreclosure.

My company NEVER pays cash for keys to a defaulted owner in any circumstand.
They always ask for it and I just state, "Wasn't 12 months living
in the home enough?" "That's about $18,000 that you had a chance to
save up for this day, my company is not the bank, we are the
new owners and we do not encourage bad behavior, it does not
matter what the bank told you, we are not the bank and you are
in our home, you can either move out on our terms or get evicted."
I always show respect, but I am quite firm and serious and honest.
I don't play games and I guess they sense that. We do allow
the former owner time to move out usu. 2 to 6 weeks... they become
a caregiver and actually help us sell the home to some degree.
We become somewhat friendly by the time they vacate. These folks
know that what they are doing is wrong, and just like kids, they
respect some old fashion discipline. Say no to cash for keys to
former owners and stop the corruption of the times. We all know
that these folks are freeloading on the American Taxpayer. It
hurts us all.
