What's your normal policy and practise for handling renaining items? If you don't have one, now's the time to create one.

I learned some years ago that there is risk both in letting some return to pick their things up and causing problems (read that Rancho Cucamongo S.D. SWAT team) as well as moving items offsite. However, when in doubt I'll go for the latter.

My preference is to keep the former tenants from re-entering the dwelling. If that requires videotaping, creating a list and moving their stuff to storage, so be it. In the early days I'd just pile their crap in the driveway and the former owners compete with the neighbors to pick thru their stuff. Once I had a lawsuit that caused me to change that practise.

I watched one pro handle the holdover stuff by sending in his contractor crew before the holdover tenants had vacated and the day of transition became a day of reconing and reasoning. I liked how that worked because the tenants understood that they couldn't co-exist with construction/demolition going on in all parts of the house.

There are a wide variety of tactics employed in the f/c & eviction business. I suggest that you treat the holdover owners and their stuff with respect and make certain that they are never inside the property without at least two people from your company at the same time. If they shut the door and lock you out, that's a problem. If they claim that someone did something to one of them or their stuff, then you'll have nore than one witness.
