Debris removalWe purchased property at CA trustee sale earlier this month. The property has several abatement liens and substandard notices dating back well over 1 year. The property is full of debris, old frames of 2 cars, tons of concrete and knee high of junk/trash in back yard. The 2nd loan foreclosed aprx 6 months ago and they did nothing to property and failed to reinstate the first. The first foreclosed and thats when we acquired the property. Property has been vacated for at least 1 year. We posted and mailed notice to reclaim abandoned personal property with an expiration date on 5/22. On 5/25 the former owner appeared/called and wants to claim the personal property. We fear allowing them onto property due to the risk of injury as the conditions are hazardous. Should we allow them access to remove the items they wish or deny access as they appear to not be thinking clearly and have a have a strong attachment to a property that they have lost 2 owners and 1+ year ago. They also keep speaking as to how the City, Code enforcement, the lender and everyone else cheating them out of the property by condeming the property and evicting them. Now they appear to want to blame our company citing that they were not given proper notice or time to retrieve their belongings. They have probably been given other notices of right to reclaim by City and foreclosing junior. The City has fully boarded and locked up the property. Should we cooperate and give them access and lose time in the cleanup even though the City is on our back and fees are piling up or should we continue with the trash out/demo and not grant access.
