STEVEN IF YOU ARE THE SAME PERSON MARRIED TO SHERRI PHILLIPS YOU
ARE GOING TO LOOSE YOUR LAND JUST RECORDED MAY 5TH, 2010
TO SAN BERNARDINO TAX LIEN SALE FROM JOSEPH W. MILSPAUGH
APN. 0344-044-18-0-000 AMOUNT DUE IS 2,045.79 HOPE THIS REACHES YOU BOTH.

: The HOA lien should have been wiped out at tax sale. If it's showing up in your prelim, call and ask the assigned title officer if it's an issue. Hopefully, your contract stated clear and marketable title. And no, you as the buyer don't pay for those things unless you contracted to do so.

: Also, if your seller bought that property less than a year ago, you may need special title insurance. CA title companies don't insure re-sales on tax sale within the first 12 months after sale.

:
: : : Steven,

: : : I'm sure you're using the safeguards of title insurance and escrow, right? So if a title company insures your title to the property with no exceptions, you've go nothing to worry about.

: : : And if they won't guarantee clear title then back out of the deal.

: : : ---------Ward

: : : Yes I am in escrow. I want to know if that is something I would need to pay. That will be what makes me decide to back out or not. Steve
: : : : I am in escrow to buy a parcel that the seller acquired in a tax deed sale from Riverside County. It is land in an association. The prelim shows a lien from the association from BEFORE the tax sale. I am under the impression that the tax sale has wiped out that lien. Am I correct?
