1st visit for Equity Purchase in IE

I searched through CRR and found a selection of NOD properties that seem to be suitable for an equity purchase. Now even though I have a face made for telephone I am going to go knock on their door. I am curious to know from others that are door knocking on equitity purchases what they take with them on the first visit. I have the EPA, Net Equity Calculation sheet (as well as my preliminary net equity calcs), some comps I made based on different free home evaluation sites, Cancellation letter, letters for them to sign for the mortage company to talk with me and carbon paper. I went to the County Recorders Office and got a copy of the NOD, and the 1st page of the TD. I even have the EPA Ratification form I got from this site. What else do I need to bring?

As this process goes forward I plan to get comps from a realtor, use information from the mortage company on arrears, fees, fines, etc, and do a better rehab estimate to do a final work up on the property in calculating the Net Equity.
