And I don't doubt that Ward's training is first rate, I bought all his CD's two and half years ago and found them invaluble in learning the business. However, rest assured that I am not "unprepared". For two years I have done title researching for myself, and then for my partner/boss. We have averaged 3 to 7 purchases per week. Of the hundreds we have bought for clients, I have never errored from a lack of knowledge - long ago I adopted the policy that I don't act on assumptions. I don't approve buys assuming that title insurance covers anything. Rather, I use more reliable sources (such as Ward's CDs and the detailed info confirmed here). Where Ward's training might help though is in assessing and clearing properties that I usually reject out of caution. The reason I was curious about title insurance is that a long-time and very successful investor at the courthouse steps has insisted that it does matter (that is why I checked here, I don't trust the competition for my knowledge).
: You need training. Your queries and assumption reveal that your are clearly unprepared to work foreclosures and risk either your--or another's--money. : Everyone has to start somewhere. If you don't understand title, you can (and most certainly will) make mistakes, big expensive, cry in your Mother's arms...mistakes. If not on your first deal, then soon after. : So, you're lucky. You posted here and we caught you by the belt before you fell into the alligator pit. : I'm rather biased toward's Ward's training because I've watched the results of his students over 10 + years and I'm impressed at their successes. You can check out his training on the side bar to the left. You'll make more money by becoming a title wiz and a foreclosure expert than you will by staying in the dark and amazed at what others are able to discover on their own that you can't (yet). : Spend the money and the time or don't; it's your choice. If you do, you'll want to join us at the annual reunion each February and meet other successful investors. We'd enjoy meeting you, too. : Or, you can paddle around the alligator tank. It's not the alligator poop that's so dangerous, either, so keeping your mouthed closed can only provide so many benefits. You are a strong swimmer, right?
