Time is important and you will do better financially just hitting them all at once. I didn't offer any cash, I just stated to them that I was going to an eviction company in 3 days for anyone I hadn't come to terms with. I offered that if they were gone in 5 days and signed an agreement I would not obtain any judgements against them so they got free rent for awhile and should be happy with that. And I would not add it to there credit report for future landlords and others to see, but all bets were off if the units were damaged on the way out. I also told them that it was my normal policy to get judgements and then sell them to a M.C. they surely had heard of and those folks would be doing the collecting and good luck with that.
