It's been decades since I was involved with something like this but the state of the law at that time was a lease was wiped out just like any other junior lien or interest at the time of the trustee sale.

I had a supposed expert tenant evicted and got a judgement that I renewed after 10 years. In year 13 I got every dime and a whiny ex-tenant crying about me taking their inheritance from them, boo hoo, boo hoo.
