Jim, OR You can bribe them. Give them one months rent, or $500.00 (once they move out). I was at the courthouse last week and had this same conversation with a landlord who was filing an eviction himself, he thought I was crazy. "You want me to GIVE them money"! I was like yeah..."You want them to move OUT"? I know it seems counter intuitive but it could be cheaper and easier. And if you just bought an 18 unit or "took over" legal fee's should be in your budget along with your fix up costs. OR Make them your managers to oversee the place while you fix it up. They'll get a sense of responsibilty and the like. Once you get the units filled, you can keep them on board or move them out at that point. Best, Follow Ups:
