Thanks for the reply Bob. I unfortunately can not measure my deal making on a weekly basis however I am well into the double digits of homes purchased and then resold in the past couple years.

All I'm trying to say is that consistent appraisal problems means escrows are being opened at to high a price which you bear some responsibility for. In my area for the past year I received no less then 8 offers per house and I automatically throw out the financed offers that are at prices much much higher than what I figure FMV is. Generally those type of offers are ones where the agent submitting is simply looking to open escrow and renegotiate when the appraisal comes in lower. I don't play that game which means I don't have frequent appraisal problems. Not to say I have not had a few however for the most part my properties appraise at what I figured they would.
