How similar was the house across the street? same sqft/brm/bath? condition? Was the only difference between your property and the one for $460K was the Granite and Landscape you upgraded? Are you sure there wasn't any structural issues with the property across the street? Happy to hear you got a higher price, just sounds like there is more involved than granite and landscaping. Just because you are in contract for $640K doesn't mean it is worth $640K. If you believe that your property is worth $640K than giving the lender 2 comps, similar to your property, that sold for more or equal to the $640K in the last 3 months and a couple of recent listings similar that were over the sales price of $640K and submit them to the lender to rebut the 1st appraisal. If you did that and the appraiser didn't look at it, than he sucks. : some zip codes: 94087, 94086, 95051, 95014 : Sold for 600k 'fixed up', similar house across the street is : My property was in contract for 640k but the appraiser sucked,
