As an ex appraiser, I am curious to learn where Granite and Landscaping would add $150K to a property? It is what is common in the neighborhood. Since most of the rehabs/remodels had done the granite and landscaping I don't see anyway an appraiser would add that much value. Additions are the biggest upwards adjustments, not cosmetic work.
