Alfred,
I suggest locating a good experienced short sale real estate agent or loss mitigator. Also, you don't state which lien is foreclosing . The first or second, and who is the lender. The foreclosing lender will dictate the short sale guidelines (as per their investor), and you should get a firm grasp of what value they'll accept for the property. Hope that helps. Good luck!
