I've done several loans with a very busy well-known hard money lender in my area. His documents are all hand written and just a mess. All the escrow people know him....they finally made him clean up his act when the recorder wouldn't take the docs anymore.

If I were to research his loans and his foreclosures, I know what they look like....they look like what you are looking at. That is the nature of hard money lending in junior positions. His selection of trustee and foreclosure trustee services is not typical, either. It's definitely part of an old boys network.
I doubt it's a bogus sale, but I think you'll get a better vibe when actually get there.

: I am planning on purchasing a 2nd in Ca. I spent all day at the recorder's office on this one deal. What is making me doubt my research is the shadiness of the 2nd. Private Lender, unheard of trustee, auction at an odd location and hour. All documents related to 2nd looked unprofessional. I researched trustee's property record too and it was worse than the foreclosures I have been viewing. I'm trying to anticipate anything that may go wrong. At the risk of appearing paranoid- I have a fear of showing up to a bogus trustee sale and handing over a signed cashiers check to some thief. Property riddled with involuntary liens, judgments and Fed Tax liens, homeowner not an outstanding citizen. I don't mind being told I'm crazy on this one, just don't want to be called a fool later.
