: And, if I may, what are you currently experiencing in terms of wait period for receiving the trustees deed and would Trustee Corps turn it over earlier if I were to travel to Irvine?

Be CERTAIN there is no IRS Lien attached. It is NOT wiped from title and the IRS has an automatic 120 day right of redemption and if you do repairs and they redeem, you lose your repair $$. Wait it out or get it removed.
