I guess you missed some of the other cautionary tales about commencing work too early.

Personally, I'd still wait for the deed before doing much beyond securing, changing locks, etc.

Also, be sure to address the matter of personal property (a sore spot in my experience). Prior owner/tenants may never return but you ought to operate as if they will return for their "silverware and Picassos."

Re: Trustee Corps, yep, there's a unanimous concensus that they are about the slowest at getting trustee's deeds out.

I solved the problem manny years ago (I am also one of their very first clients from day one). I have them operate as my agent when I'm foreclosing on one of our own loans, and use our corp. as the trustee of record. I forgot this once and found myself complaining when I didn't have the deed after a sale where the property went to me.

Whoops! All I had to do draft the deed, sign it and record it myself!
