When to Start Repairs?

Greetings, and thanks so much for this forum, and thanks to the many contributors.

Purchased California home at auction that is NOT occupied and will require a fair amount of work (20K). I did see one comment by searching archives, but would appreciate knowing the conventional wisdom on whether to commence work prior to receiving the trustee's deed, or not.

And, if I may, what are you currently experiencing in terms of wait period for receiving the trustees deed and would Trustee Corps turn it over earlier if I were to travel to Irvine?
