Probably all you have is a trustee receipt, which may not be convincing enough to the previous owner or tenant. There is always the chance that the TS could be cancelled due to a technicality (owner previously filed for BK, etc.) and you could've prematurely jettisoned the owner's tenant or some such. Be patient, be calm, proceed with caution.
