confused 3 Day Notice to Quit

1st Part: I have conflicting information in regards to when you can post/serve a 3 day
notice due to foreclosure to an owner who just lost their house at a trustee sale. A
reputable eviction attorney has told me as soon as you are the successful bidder and
have your receipt in hand and as long as you perfect title serving a 3 day notice is OK
to serve right away. You cannot actually start the unlawful detainer until your deed is
recorded. Can I get some feedback on if this seems correct and if not why? 2nd part
referring to the strategy aspect and/or if anyone has had a bad or good experience
serving a 3 day before recording your trustees deed I would love to hear about it.
