Moral of the story

Yes, many lessons including:

- Take videos not just photos, people connect better with a video of the scene,
- Signed statements from neighbors are worthless, since it has to be sworn, notarized etc.
- Videotape neighbors speaking, they probably wouldn't want to be on video
- Get names and phone numbers of *all* who tell you the property is abandoned or who witness the situation.
- Confirm all phone conversations with attorneys with an email, summarizing what was discussed.
- Serve notice of abandonment of property and personal property.

As you can see i did almost all of the above and since it is a free country, anyone can sue anyone.

- File an eviction, it is cheaper.
I didn't file an eviction (I did consider it) because I didn't want to be sued by someone claiming I evicted them out of a property they did not live in. That I filed a frivolous lawsuit (eviction) against them while they were not doing anything wrong. I thought they could sue me for ruining their credit, entering them into eviction databases, ruining their chances of renting again etc.
But now I know, eviction is the safer route in real life. courts and people are happier with them for some reason. Some people expect to be evicted. They don't see eviction as a lawsuit or legal complaint, they see it as the manner the court hands someone a property.
