: The trustee sale is not really an issue here. What's an issue is vacancy. Make sure your policy is for a vacant property....for the time that it is vacant. Not all agents are attentive and will be happy to write a policy that in the end might not pay out a claim.

The whole issue is kind of stupid. I kept trying to explain to my State Farm agent that the property was vacant because it was going through extensive remodeling. What is the difference between owners having to move out for 2 months while their house is remodeled and an investor remodeling an empty house. He didn't have an answer to that one, but refuses to insure 'vacant' property. Avoid State Farm, they just don't want our business, which if you read the news correctly, means they are missing out on about 30% of the real estate transactions right now.
