What Civil/Criminal Code would be violated by recording a deed? ?

"Delivery and acceptance.' refers to contract status.

'Purchased and delivered.' would be the step beyond a contract

Think in regards to buying a car the contract is delivered (presented) and accepted, then the car, after being paid for, is purchased and delivered. The buyer is not in a position of being liable to a third party the dealer also sold the same vehicle/product when the buyer registers it with the DMV (records it at the Recorder's Office)

It is notable that the "big time liability" Brian refers to has NEVER been referenced via Civil or Criminal Code as yet!

Additionally your reference and web link to a First Tuesday article only directs to First Tuesday's home page. I'm sure other readers, as I, would enjoy reading your recommended Fred Crane article. Do you have a link or posting that displays this material?

Thank again for your participation.
