How about handling the foreclosure and providing a Trustee's Deed? I assume it's legal as a beneficiary and a trustee on the same TD. The one part I don't know how to do is find an auction "crier" in Nevada County, CA. Any ideas?

: Gary,

: Yes, the same person or the same entity can be both the trustee and beneficiary on a trust deed in California.

: : Can the beneficiary of a California Deed of Trust also be the trustee? I read the requirements for an Arizona Trustee and they have very specific requirements and the Trustee must also be a neutral third party. What are the requirements in CA? Also, can I foreclose on my own TD or do I have to hire a company?
