What Civil Code would be violated by recording a deed purchsed and delivered?

: The deed won't be valid if you record it since Quality Loan isn't legally in position to issue the deed to your name. The property already changed hands. This is all just a clerical error on Quality loan's part. Since they already notified you not to record it, it will become your problem if you record it. You can open yourself to lawsuits big time.
