: Just started thinking about 1031 exchanging out of a TIC (luxury apartment in Phoenix) into a better investment that I can own and control in full (maybe a 4 or 6plex, maybe 3-4 SFRs). It is not necessarily the right time to get out, yet it may be smart to get out now before the getting out gets worse!

: CA, NV, AZ, FL are the states in the worst shape. I believe both Res and Comm RE are in for tough times and are no where near the bottom. Prices will continue to be depressed due to our falling economy: unemployment, bankruptcies, etc.

: Before I do my research I'm just wondering what opinions other informed investors may have on this subject.

: What do you think would be the best states and cities to own an income property or properties in? Which cities will have the best economic drivers over this next decade and would offer the most stability to a landlord?

: Your info and opinions would be much appreciated.

For the small properties you are considering, it usually isn't practical to hire a property management company. You need to do the job yourself. I personally wouldn't consider a small property more than a half hour drive from my office.

By the way, I own a property management company.
