How use property encroachment to my advantage?In negotiations with a lender on a short sale. Lender is being tough and will not come down in price. Had some suspicions so hired a property inspector. Just discovered that a neighbor is encroaching on the subject property (neighbor's wall is two feet over, along a 100 foot property line: he is encraoching upon approximately 200 SF). I think that this gives me some leverage and strong reason for further price reduction. Any suggestions on the most optimal way to present this to the lender?
