Visit all the local real estate clubs and during the haves/wants part (typically the first 15 minutes) stand up in front of the room and announce that you have XXX amount of cash and you are looking for wholesalers who sell in your area of Los Angeles. I would imagine that after you hit 4~5 clubs you will have a few names on your list. As to why wholesalers like to sell to other wholesalers; One may not have a buyer in a particular area, but knows another wholesaler who does business there. It is a professional courtesy to let the wholesaler who works that area get a small fee or splitting the fee if he/she has a buyer for it. Wholesalers sometimes do rehabs for retail so if an out of area wholesaler has a property to be sold at 60% LTV minus repairs in my market I certainly might like first crack at it.
