: : Sometimes when the property is held by a trustee that is 'paper' or is located back East they have to do those first before starting on their stuff in the computer.

: That must be it Geri. I called the trustee before the sale and they answered "hello". So I guess the lesson here is arrive early when it's a small-volume trustee. Thanks.

This thing is not unique to CA. Had one sale where a friend of mine waited all day (Law merely says between 11 AM and 4 PM) and nobody showed up. Called atty office and was told it had been held. Said "NO WAY Jose!. Lawyer was there in minutes and he bought it. Had another where I was standing in the air-conditioned lobby and an atty came up and asked if I wanted the house. I said NO and he said, "Hell, there is no one else here and I ain't going out in that HOT AUGUST sun and humidity...and left.
So CA is not unique.

Like Riok says, there are more and better deals just around the corner...look for them.

Good Luck
Bill H
