You shouldn't be confused. Around the nation a true investor buyer is the goal of every wholesaler.

80% of my deals are wholesaling but in the California market place I deal in I don't get enough deals for everyone that wants to buy from me and I want each to be a slam dunk and I stick with my proven buyers.

Just as any wholesaler develops a buyer list, you can start developing a wholesalers list. Sources of leads are many and I suggest you start reading websites frequented by investors/ wholesalers who will be glad to add you to their lists. Buyers keep them in business. When you are chasing leads find out who else is chasing them with you, most of them will actually be wholesalers.
