Mike Cantu has a mid-category that he refers to as "ho-tail" (yes, the spelling is correct) that fits somewhere in between wholesaling and retailing. I think you have your work cut out for you unless you can have some velocity going. Properties which are sold between pro's are based on relationships. You'll need to both make yourself known among the real pro's and sell at a price (probably 70% of ARV minus fix up) so you'd better be priced right from the get-go. Also, pro's are very leery of working with someone new for the first time. You need to remember that when you play with the big dogs, they don't have time to listen to you lick your wounds, etc. so be prepared to work on making the deal profitable for your 'wholesale' buyer. Most people that I've met in recent years have difficulty accepting price required and the feedback they get from buyers about the true marketability of the offering. That being said, I would build my marketing around the target buyers you wish to reach, then go to as many legitimate real estate clubs as you can. Build a list. Find out how your buyers can finance your deals with hardmoney. Pass around flyers. Do everything like you would do in any marketing campaign. keeping in mind that your buyer needs to be able to make a profit so the product has to be right and there's got to be meat on that bone.
