Try private lenders

Lot of people (retirees) that don't have decent debt instruments to
put their cash into for an income stream... treasuries yield hardly
anything, same with CDs. I'd imagine you could find someone who would
like a 10-15 year note at 5% that is collateralized by real
estate... especially if they hold the 1st TD and there is a nice
equity cushion to further guarantee their safety... and especially
if the property has a good tenant/rental income history.

Put some ads in papers and troll for private money.
