: We gave lender our report and a professional home inspection report pointing out the water damage, illegal additions, safety issues, etc. and asked for a 50k price reduction or repair credit (so that we could make it legal, safe and a decent product for the end buyer). They would only come down 10k. Turns out the listing agent was instructed by the lender to not look at the home inspection report... so that he wouldn't have to make any negative disclosures to any future potential buyers. That's how these greedy guys operate... not concerned about legalities, safety, etc. They set up their contracts to fully insulate themselves from liability, sell the problem to someone, take the money and run. We told them to suck eggs and cancelled. Wachovia/Wells Fargo.

Banks are (and always have been) largely shielded from
the disclosures, etc. the rest of us sellers must abide by.

Add that to a lack of local values and you see some
interesting pricing.

My experience leads me to believe that trying to
'hardball' a bank rarely works.
