He is unemployed and unable to pay rent. He wont take cash for keys because he has nowhere to go. I figure the best way to handle this is to give a 3 day pay or quit notice and file UD if necessary. Question is do I need to do any type of agreement or state the rent amount prior to serving the 3 day notice?
