Bridge loan from trustee sale to my lender...

Posted by Ryan Andersen on January 11, 2010 at 4:37 PM

I'm getting approved for a VA loan to purchase a home in Orange County, CA. I've been tracking the trustee sales daily and fully understand that I must have cash to purchase at the steps.

~ Are there any cash investors or does anyone know an investor that can 'bridge' a short term loan (cash) from trustee sale to my lender for a quick resale back to me with an institutional lender?

~ Is there any seasoning required to purchase a home from someone that purchases a home from trustee sale with VA?

Of course I'm willing to pay a negotiated fee for the 'bridged' loan. I also know I will be the winning bidder because I'll know what the pros 'best bid' amounts are, based on their expected profits/rehab/resale costs. I'll have the leverage due to the home being my primary residence and can absorb most of those costs (minus the investors fee). I can go up to my modified winning 'best bid' amount, yet start low with the pros.

Whomever the investor is, will be shown ALL details.

Thanks again!
Ryan
